Just call your resort! It sounds good, but not much help thanks to the oral representation clause in which buyers agree they did not rely on anything a sales agent said. Despite this clause, also known as the non-reliance clause, some timeshare buyers have been able to resolve disputes.
In our August newsletter, we share links from national news outlets reporting on the latest in timeshare exit scams. In our July Newsletter, we included reports warning about exit scams, and timeshare resort developers that refuse to take a timeshare back even under debilitating circumstances. If you wish to receive our newsletters directly, complete the Contact Us form on our home page.
After our July newsletter was posted, we found the following report by Yahoo Life in which a father diagnosed with pancreatic cancer, and a mom with breast cancer, were denied a release – until the reporter reached out to Hilton Grand Vacations.

We are all fans of the timeshare industry, but caution against buying a timeshare from a company known to have no responsible exit. Club Exploria is one such company. Worse, Club Exploria and Holiday Inn Club Vacation refer to a company called Timeshares Only that charges an upfront fee for timeshares known to have little or no resale value. Timeshares Only is owned by the former chairman of the timeshare industry lobby, ARDA. Timeshares Users Group (TUG) produced this YouTube video warning:
A TARDA supporter, who owns at a resort with no responsible exit, forwarded the following voicemail promoting their scam. We followed up with a phone call. Shocked that they stated they work with A + rated companies like KOALA, we immediately notified KOALA to warn them that their good name was being bantered about by this scam. Next, we called the phone number again and received a call back. We asked the name of the company. They said their name was ORP. We explained that ORP stood for Hyatt’s OWNER RESERVATION PERIOD (ORP) reservations.
Hyatt Residence Club Portfolio Program points may be used at PORTFOLIO PROGRAM resorts for one- to 30-night stays reserved from 12 months to one day before the desired arrival date. These reservations will be labeled “Portfolio Program” in your search results. (Facebook post)
Marriott Vacations Worldwide acquiring Welk Resorts has nothing to do with individual Marriott timeshare members.
Here is our timeshare exit scam voicemail call of the day, now in our blocked call list:
Hi!
This is Cynthia with your timeshare relief A+ rating with the Better Business Bureau. Still mailing that maintenance fee check every year? We just helped another owner secure a sizable refund and they’ll never write that check again.
Here’s why this works. Many contracts are bundled into Wall Street bonds. Investors collect steady payments while owners with the bill. In fact, Marriott Vacations Worldwide recently bought Welk Resorts for about $485 million – real proof that these contracts move as big money assets. Our IRS audit flips the script and puts that money back in your pocket.
Consultation is free. Any fee applies only if you qualify and choose to move forward. We’re accepting a limited number of new audits this month. The pre-check takes just a few minutes. Grab your latest statement and call 689-285-7855 again 689-285-7855.
Let’s discover how much cash is hiding in your contract talk soon…”
Did you catch the “any fee applies only if you qualify and choose to move forward” along with “limited number of new audits this month.” Code for $ upfront and “hurry.”
