Three or four years ago, the Tahoe Beach & Ski Club’s HOA foresaw the lack of a responsible exit as a problem that would only grow worse as original owners aged. They launched a real responsible exit program, unsure if they would be opening the flood gates. The opposite occurred. Attrition went down. Some owners said, “Well, maybe next year, or later.” Just the peace of mind of knowing that their resort would act morally and ethically if an adverse life event occurred, brought owners and HOA board members together.

Tahoe Beach & Ski Club’s Happy Vacation Endings
Our responsible exit system is logical. Owners may request an exit April through September. This avoids owners asking for release after they have received the next year’s maintenance fee invoice. This also gives the HOA time to consider the request with owners that are not on the verge of delinquency.
The Nuts and Bolts
Tahoe Beach & Ski Club charges $1,000 to take back a deed, of which $350 covers all transfer fees, and $650 covers next year’s maintenance fees. The owner is allowed to use the resort for that year, and more importantly, the resort has a year to find a new owner for the relinquished deed. The resort staffs an onsite resale agent to handle Association inventory. So there is an owner-to-owner platform and an internal inventory marketing arm. One volunteer owner maintains a spreadsheet of units available for sale.
